All tenants are required to use automatic rent collection to pay rent.
The vendor we use for the electronic rent collection service is Rentmatic. Our rent collection contract with the vendor states rent will be withdrawn from your account on the 1st of the month. If the 1st is a weekend day or a federal holiday, the collection date will be the next business day. You must ensure that all of your rent is in the designated checking account early enough for the funds to clear before the automatic withdraw. The number of days required by your bank to clear your deposited funds will vary, so check with your financial institution to be sure you understand their policy. If the automatic withdraw fails (e.g., insufficient funds, or uncleared funds), you will be charged $25 by the vendor.
You are expected to manage your finances to ensure the cleared funds are available in your checking account on the 1st of the month. To accommodate the occasional situation where you need to delay the rent collection, the following procedure must be followed. If your delay request specifies collection after the 7th of the month, you will incur a late rent charge of 5%, per our rental agreement. Collection after the 7th will also require prior agreement with us to avoid eviction.
To delay your automatic rent collection you must contact the landlord at least three (3) full business days before your rent collection day.
